Here’s how to do some of your own calculations to figure out how much you might be able to get in cash for your home!
1. Look at the recent sales price of nearby and similar homes on Zillow. Adjust that price based on the number of beds and baths in the house. The more similar and nearby the homes you’re comparing, and the more recently they sold, the better this comparison will be. This will give you a ballpark number for what we call the property’s “ARV” (or After Repair Value).
2. Next, estimate the repair costs that it’d take to get the sales value of your home up to that ARV number. Then subtract that number from the ARV. This is the amount of money we’ll need to spend to repair and get your property up to its true market value.
3. To account for the cash buyer’s holding costs, closing costs, and other unexpected costs, multiply the number you now have by .70 — this will give you the ballpark number you can expect to get for your cash offer!
